What drives the rent price in Alanya
The price depends on the district, distance to the sea, floor and view, condition and furniture, and the season. In summer and the velvet season rates are higher, in winter on a long term you can rent noticeably cheaper.
So the same size flat near the sea in the centre and in a quiet district further from the shore can differ in price by one and a half to two times. First set your priorities: budget, district for residency and closeness to the sea.

This is a 2026 guide for long term rent, not a fixed price list. Mahmutlar and districts further from the centre are usually cheaper, the centre, Cleopatra and the seafront are dearer, Oba and Tosmur are often in between.
The real rate is always quoted for a specific flat: its condition, furniture, view and the owner's readiness for a yearly contract strongly affect the final price. So we do not advise relying only on listings, some of them are out of date.
Long term versus monthly rent
A yearly contract is almost always cheaper per month and gives a stable price and an address for residency. Monthly rent is more flexible but pricier and can jump in the high season.
If you are moving for the long term, it is sensible to arrive for a short stay, calmly choose a district for residency and then sign a yearly contract, rather than grabbing the first option in a rush.
Hidden costs: deposit, aidat, utilities
On top of rent, budget for a deposit (usually one to two months), the aidat for the complex upkeep, plus electricity, water, gas and internet. In complexes with a pool and security the aidat is higher.
