Which grounds actually work

The main routes: the short-term tourist permit, the property-owner permit (cadastral value of $200,000+), family and student permits. Tourist permits have been approved selectively in recent years — much depends on the registration district and complete paperwork.

Important: some Alanya districts are closed to new foreigner registration. Always check whether a district is open before renting — otherwise your contract won't be accepted. It's the first thing we verify when sourcing housing.

Documents and application flow

The standard set: passport, biometric photos, health insurance, tax number, address proof (notarised rental contract plus the owner's TAPU, or your own TAPU) and proof of funds. You apply online at e-ikamet, then attend an appointment at the migration office.

Timelines and life while waiting

Processing takes from a few weeks to three months. While the application is pending you stay in Turkey legally even beyond the visa-free period. The PTT postal service delivers the permit card to your registered address.
