Alanya centre

The centre means Cleopatra beach and the blocks around the fortress. Everything is walkable: the beach, markets, restaurants, government offices. You can live here without a car, but the housing stock is older and rents are the highest in town.

It suits those who want city life and will pay for location. Families with children usually prefer the quieter districts to the east.

Oba — the golden middle

Oba is the most balanced district for families: new complexes, schools, Başkent hospital, the Alanyum mall, and the centre is 10 minutes away. Many international neighbours, kindergartens and clubs.

A 1+1 in a good complex rents from ~20,000 TRY. Quiet streets, new infrastructure and proximity to the centre keep Oba in constant demand for both renting and buying.

Mahmutlar — the expat capital

Mahmutlar, 8–12 km from the centre, has the largest expat community: familiar grocery stores, international schools, notices in several languages in the lifts. Rents and purchase prices are noticeably lower than Oba or the centre.

Downsides: you commute to the centre, some beaches are pebbly, summers are touristy. But on price-to-quality of life, Mahmutlar remains the most popular relocation choice.

Tosmur, Cikcilli, Kargicak

Tosmur is a green district by the Dim River between the centre and Mahmutlar: calm, family-friendly, good beaches. Cikcilli sits on the hills above Oba with view complexes at slightly lower prices. Kargicak, beyond Mahmutlar, is a quiet village of villas and new complexes for those wanting maximum peace.
